Apartment Buildings
Our preferred property type is older or challenged small to midsize multifamily apartment buildings located in relatively low crime, stable, generally improving middle income/working class neighborhoods, within short distance of schools, shopping, healthcare, and employment opportunities. Small-Mid Size Retail
We also seek small-midsize retail class B and C neighborhood strip malls, older centers, and properties w/ a change of use or mixed use redevelopment possibility. Vacant retail buildings in high traffic areas are also considered.
**Strong demographic trends (area growing/ improving/ employment prospects increasing/ located in a path of planned/ new and/or re-development progress), solid traffic counts and zoning flexibility serve to guide our retail acquisition decisions. See Acquisition Criteria for more information.
Storage Facilities
Existing self storage facilities with significant value enhancement opportunity, vacant warehouse/industrial properties, and land comprising 2.5-10 acres suitable for the development of self-storage facilities are also sought.
